Maintenance Repairs : Why Are My Iterior Walls Cracking And What Can I Do About It
Over the last few months I have noticed cracks appearing in all my interior walls. Even the coving is cracking in a couple of rooms. Not sure how long this has been going on as it wasn't until the wallpaper started to crack I noticed it. My Bungalow was built in the early 70's and we have lived here for 21years. Not sure if this has made things worse as I don't know exactly when the cracks first appeared as I said it wasn't until the wallpaper started cracking that I really noticed. About 7 weeks ago there was a burst water pipe next door and we had a large flood outside and our bungalow was surrounded by at least 3 inches deep of water. Do you think this could of caused this damage in only 7 weeks? ~~~ JAYNE G ~~~

Settlement happens when parts of a house drop below the elevation or height...some soils are very sensitive to moisture gain or loss, certain clay soils can expand nearly 20 times their volume when they get saturated with water, this happens when a plumbing pipe fails which results with a large hump in the interior slab. Undersized beams, expansive clay soils, wet floor joist lumber that shrinks and other structural problems also can cause the cracks you see...

Answer 1Sounds like subsidence, I'd have a professional look at it or at least a mate in the building industry perhaps?
Answer 2if there are mulitple cracks.. and have only just satrted appearing then I'd call a structural Engineer immediately. you can get shrinkage appearing in reqaltively new property, but not after 21 years if they are localised then mebbe not. its a piece of mind issue... Its not really the right time of year for shrinkage in the ground.. but I suppose it could be ground heave as the grounds starts to absorb more water. in either event it sounds to me as if their may be a structural problem... even if there isn;t get a survey done if for peace of mind if nothing else.
