Lease is up in July, landlord can put house up for sale within 5 mos of date. Can he bring in painters, ect on his schedule without consulting me as to the date and time to accommodate his need to improve appearance to show house while I am not home, but my children are? ~~~ kildargan ~~~

Answer 1Most leases have clauses on what the landlord can do if he decides to sell the home...you need to check the "fine print" of your lease.
Answer 2Your landlord owns the property you are renting. He/She can do anything he/she wants with reasonable notice to you. Your lease should state how much time the "reasonable" notice is. IF the property is sold while you are still occupying and renting it, in most cases your lease is assigned or given to the new owner who must abide by the terms of your lease. If you are paying $800 per month, tell him you want a reduction to $400, plus the expense of daycare during all the hours the workmen are scheduled. Maybe tell him you want him to buy you out of your lease now. The norm is to paint and do upgrades between tenants.

Answer 6Hiya, I'm an agent from Singapore just here to get some good Karma and to up the name of agents here... It's time for you to look through your TA (Tenancy Agreement). In most cases, the land-lord can perform maintenances which he deems fit BUT there is usually a clause that states that the landlord should not cause any "undue distress nor to withhold having the tenant from peacefully enjoying the use of the premises". As such, if you had used an Agent to get your rental, it's time to give him/her a call as it's usually better to confront your landlord using a mediator than to do it yourself. At the same time, your agent should have went through the TA to ensure that there is sufficient coverage for your rights. Best case situation is that there is some form of mutual agreement and understanding (A A improvement done based around YOUR schedule with no changes to any of the TA TC including the rental amount). Regardless, your landlord has to inform you of the maintenance schedule and ensure that it accommodate that of yours. Try talking to him nicely to see if you can work out something as the alternative is a loose loose situation with a legal battle that may not end even after you have left the place (Typical scenario is that you will have to justify why the A A has causes distress and the landlord have to justify how the maintenance has not prevented you from peacefully holding on to the property).
